Here is a checklist to help your property inspection get off to a good start.

• Arrange the date, time and duration with sellers, agents and occupants.
• The buyer should be present if at all possible.
• Allow approximately two to three (2-3) hours for a full inspection.
• Be sure all utilities will be on and systems operational on the date of inspection (water, electric, gas and/or oil).
• Provide access to all areas of the property including attic, crawlspaces, outbuildings etc.
• Systems will be tested in a professional manner and left in the condition found.
• Have the correct address and directions to the property to be inspected when calling to set the appointment.
